How It Works

Below is a breakdown of the process in general terms.

Initial Paperwork

Your lender will provide from a single letter to a full folio of paperwork required in relation to the ILA. This needs to come to us, normally via your conveyancer, prior to the set meeting. 

What to Expect at the Meeting

You will be sent a list of paperwork and information required, normally original ID and proof of address which will need to be scanned to us prior to the meeting. The meeting will be an explanation of the purpose and consequences of signing the ILA, witness of your signature and comparing the scanned ID paperwork with the originals you will have.

Duel Representation

If there are two or more directors or parties needing to receive ILA, this can be arranged but it is imperative that each individual receiving the advice is on their own. This can be in the same meeting with others leaving the room, or in separate meetings (subject to a surcharge).

What Happens Next?

The signature(s) will be witnessed your end. We will sign and complete required information to satisfy the lenders requirements and sent via special delivery to either to you or (usually) direct to your conveyancer. You will both received scanned copies of the completed document(s). 

What Transactions Qualify?

ILA is needed for several types of lending:

Purchases by Companies with Director Guarantees

Refinancing by Companies with Director Guarantees

Duel Borrower Single Proprietor Mortgages

Third Party / Family Member Guaranteed Mortgages

Property Gifts or Transfers at an Undervalue
